Thank you for choosing 4U Homes. As part of our commitment to your satisfaction, we offer a comprehensive warranty service to address any issues that may arise with your newly constructed home.

Please follow the steps outlined below to ensure that all necessary information has been reviewed before submitting a warranty request.

1. Review the Emergency Information Document

This document contains crucial information on how to proceed in the event of an emergency. It provides guidelines on what is considered an emergency and offers detailed steps to address common issues that may arise in your home, such as power outages, air conditioning failures, and water leaks.

2. Review the Emergency Information Document

Please review the list of items that are not covered by our warranty unless they were documented during the pre-closing inspection. Additionally, please note that:

- Service Fee: To initiate a warranty service request, please be aware that a service fee of $190 will be applicable under the following condition: If, upon inspection, it is determined that the service call was not warranted based on the terms of your home warranty, the service fee will be your responsibility.

Item Description
Appliances Dents, scratches, or stains (covered under the
manufacturer’s warranty; warranty claims should be
made directly with the manufacturer).
Structural Integrity &
Settlement Cracks
Cracks in stucco, drywall, and other structural elements
(considered homeowner maintenance).
Roofing Damage to shingles and roof structures not reported
during pre-closing.
HVAC Issues caused by a lack of regular maintenance, such as
not changing filters regularly, or by improper use of the
system, including incorrect thermostat settings.
Electrical Damage to electrical systems caused by power surges or
external factors beyond the builder's control.
Plumbing Clogs Clogs caused by improper use of plumbing systems,
such as flushing non-flushable items.
Doors, Windows & Garage
Doors
Scratches, dents, and finish issues on doors, windows,
and garage doors.
Walls, Ceilings & Flooring Chips, scratches, cracks, and discoloration in walls,
ceilings, ceramic tile, and hardwood flooring.
Cabinets & Countertops Scratches, chips, dents, stains, seams, and finish issues
on cabinets and countertops/vanity tops.
Pools Damage or issues not reported during pre-closing
inspections.
Glass & Mirrors Breakage, cracks, and scratches.
Pest Damage Any damage caused by rodents, ants, cockroaches, or
other pests (excluding termites).
Paint Touch-Ups Any paint touch-up items should be addressed during
the pre-closing walk-through.
Leaks Leaks caused by clogged gutters, downspouts, changes
in grades, drainage around the home, or leaks caused by
hurricanes or high-wind storms.
Structural Movement Minor settling of the home or minor cracks in
foundations that do not affect structural integrity.
Negligence or Improper
Maintenance
Any damage caused or worsened by negligence,
improper maintenance, or intentional/improper
operation by anyone other than the Builder or its
agents/subcontractors.
Alterations to the Home Damage caused by changes, alterations, or additions
made to the home after the Limited Warranty
commencement date by anyone other than the Builder
or its agents/subcontractors.
